Special Market Update October 2021

As we approach the holidays, Knight Real Estate Group is pleased to present this Special Report to update you on the current market conditions in the Santa Barbara area. You may have heard that, throughout the U.S., the real estate market appears to be cooling off. While that may be true for some areas, the statistics paint a different story for Santa Barbara County.

October 2021 posted the highest home sale number on record for the month, with the exception of last year and what we are calling "the COVID affect” in real estate, which fundamentally changed how people live and work in their homes. Compared to 2019, October sales were 18% higher. Clearly the demand for real estate is still very strong as we head into the winter selling season.

Santa Barbara Real Estate Market Report | September 2021

As summer turns to fall, the South Santa Barbara County real estate market has remained extraordinarily strong. Local inventory remains at approximately half of what it was this time last year. Buyer traffic is still at historically high levels and mortgage purchase applications are the strongest in a decade, despite a recent uptick in rates. Prices are still appreciating.

2021 has started off with a bang! As has been the trend for at least the past 6 months, we saw very strong sales numbers in the Santa Barbara real estate market during the month of January. With inventory sitting at the lowest level recorded in the past 15-years, we expect prices to continue to climb.
