The Santa Barbara real estate market continues to recalibrate as we move through Spring 2026.

While pricing metrics softened year-over-year, March sales increased 18%, with single-family transactions up 25% as buyers re-engaged across much of South Santa Barbara County.

Luxury activity in Montecito slowed considerably during Q1 (but is making a comeback in Q2!), which heavily impacted regional averages for the first 3 months of 2026. At the same time, demand remained steady in the entry-level and mid-market segments, particularly for well-prepared homes that align with buyer expectations.

A few notable trends from Q1:
• Sales increased 5% year-over-year
• Santa Barbara captured a larger share of overall market activity
• Cash buyers represented approximately 40% of all transactions
• Inventory remained relatively tight heading into spring

The takeaway: the market is not retreating. It’s just more selective and strategic.
