Stretching across more than 1,400 acres, we hiked through rolling grasslands and oak-dotted hills overlooking Lake Cachuma before settling down to a delicious picnic lunch under the trees. The afternoon was a powerful reminder of why preserving these natural landscapes matters.

As we close out Q3 2025, Santa Barbara’s real estate market continues to adapt to changing economic signals, a rise in inventory, and more selective buyers. After a quieter summer, September brought new energy—fueled by the Fed’s long-awaited rate cut and strong equity markets.

📊 Q3 Highlights
• 346 total sales ( +12% YOY )
• Single-family: Avg $3.42M ( –2% ) | Median $2.30M ( +5% )
• Condos & Townhomes: Avg $1.31M ( –6% ) | Median $1.18M ( –9% )

📈 September shifted the tone:
 More listings, cautious luxury buyers, and a sharper focus on value. Inventory climbed to 3.91 months, its highest level YTD, and 37% of sales were cash, underscoring the strength of equity-driven demand.
