February Market Update | The early 2026 market is February Market Update | The early 2026 market is showing a shift, not a slowdown. While headline prices softened year over year, the change is largely driven by fewer luxury sales, particularly in Montecito. At the same time, overall activity remains steady and buyer demand continues across entry level and mid range homes. February sales increased 5% year over year, with condominium sales up 38%. This movement toward more attainable price points reflects a healthy recalibration, as buyers remain active but more selective. Well prepared homes that are thoughtfully priced continue to generate strong interest. As we move into the spring market, we expect inventory to build gradually while demand remains steady, especially for homes that show well and align with current market expectations.
